Prime development project in the North of Brazil across 3,300 acres with 4.5km of beachfront
The project was originally consented for 6,000 units across the entire property in a mixed-use scheme designed by Hart Howerton, NY. After careful re-evaluation, a comprehensive review opted to reduce overall density and concentrate development into two distinct 5-star luxury resorts positioned on the beach, capitalising on the site's dramatic natural topography — a North Beach featuring an elevated section and cliffs that sweep down to the shoreline and a natural amphitheater on the South Beach — together with 375 meticulously crafted luxury villas. Between the two hotels on a natural bluff a village core was designed with mixed-use, including retail and food & beverage. Inland, a dedicated sports zone was introduced with clearly differentiated product types to serve active lifestyles, larger estates and dune villas. Further into the interior, the two natural lakes were given unique programmatic roles: the larger, white-sand fringed freshwater lake is planned to host a tented camp operated by one of the world’s leading hospitality operators as part of the hotel offering, while the second lake has been preserved as a protected wetland nature area. Letters of intent were received from 30 potential operators, and after a rigorous selection process two were chosen to partner on the resorts. The residential component was deliberately reduced to a low-density model across the site, and the residential product was elevated in scale and quality through contemporary design by leading architects who pushed the boundaries of modern residential development in Brazil.
