The project was initially consented for 322,000 square meters of development and 922 units, reflecting a large-scale vision. This plan was subsequently reworked to yield approximately 40%, though focusing on a vastly superior product in terms of quality and market appeal. The development faced some constraints due to the original infrastructure layout, which had already received full consent and was partially constructed. A highly experienced operator was carefully selected to maximize the value of the residential real estate component, which originally included 178 homesites in the 169 hectare South Parcel masterplan. The 31 hectare North parcel contained a number of hotel macro plots. After further consultation with the legal team, it was determined that the macro plots could be repurposed to allow for additional ‘Touristic Use’ residential products, enabling an optimized scheme that allowed certain flexibility in the project’s layout and improved overall value. A 64-hectare beach parcel was set aside as a protected nature reserve, while an adjacent 15-hectare parcel, next to the main 200-hectare urban-zoned land, was integrated into the project to improve connectivity with the beach area. Furthermore, another portion of this zone was placed under contract with the intention of full incorporation into the masterplan to create a spectacular beach access for future residents. This zone was also planned for an additional hospitality element and a leading hotel flag consulted. These strategic decisions significantly enhanced the marriage value and upside potential for the investor, creating an innovative and highly profitable development with a Gross Development Value in excess of €1.5 billion.
